Would and executive condo in Palm Springs interest you?
Possibly. Send pics and info on what you have and let me know what you would propose. Thanks.
Our condo is aprx 1600 sq ft. 2 bedroom - 2 bath. The community has a private 18 hole executive golf course, clubhouse, pro shop, full service restaurant, lounge, tennis courts, 15 pools/spa/saunas/kitchenettes. It is located in South Palm Springs and is in close proximity to shopping, fine dining and the airport. The architecture is of mid-century modern and is on fee land. Our value is somewhere in the range of $350,000 and is owned free & clear. We would like to trade for a single family home with a minimum 3 beds - 2 baths of equal value (unless you are willing to carry any paper for a higher priced home). My husband is from North Carolina, so anything in NC or SC would be of first preference, however we will look at anything as our daughter and grandson have to move home and we need the extra space.
I have a beautiful home here in New Mexico and I have some vacant land in NM and FL. I'm not sure if Palm Springs would work for me but if you have an interest in NM then we can look at some possibilities. Thanks.
Could you provide more information and pictures on your NM home
My home is a former model home located in a subdivision called Mariposa (www.mariposa-nm.com) which is located in Rio Rancho, NM. A picture is attached below.

The value of this house (per two appraisals) is $405k but the equity is only $135k so I would need to add my vacant land in NM (25 acres valued at $75k total) and my vacant land in FL ($100k value per my cash price). This would leave a difference of $40k owed to you if your value is $350k so I would apply this to the NM home and carry the remaining balance on a real estate contract.

These numbers may have be a little confusing so just let me know if you like the home below and then we can discuss how to balance equities. Thanks.

Thanks Mark. Where is the land located in Florida? and how much land are we talking?
It is in Milton, Florida which is near Pensacola (northern Florida so it's away from the natural disasters). It is a 1/2 acre lot that I purchased for cash from a very motivated seller. They required that I offer them an 18-month repurchase option and now that option has expired so I own it free and clear. I received a cash price of $100k and the entire transaction was done through West Florida Title Company. It is within walking distance of Blackwater Bay so you may be able to get an idea if you Google a few things. I will try attaching some maps below as well. Thanks.
