House Swapping Version 2.0

IT REALLY WOULD BE HELPFUL IF THE PEOPLE WHO POST THEIR PROPERTIES WOULD TELL THE VALUE OF THEIR HOME, HOW MUCH EQUITY THEY HAVE, WHERE AND WHAT TYPE OF PROPERTY THEY ARE LOOKING FOR.

You have to "read between the lines." It's not so much that would be swappers want to swap, more that most of them want to get out from under their existing burden and/or get someone else to take on the results of their mistakes. The tragicomedic ones are those who want to swap tax consuming land for an income producing property. And some would be swappers are still living in cloud cuckoo land existing on a diet of hope and wishful thinking. They hope the property market is going to revert to what it was and think that divulging what they believe their property is worth weakens their bargaining position.

It's what, in the trading of financial instruments world, is called: "The greater fool theory."
@Norm - We didn't make a mistake. My honey got sick and I can't keep up the place by myself. We absolutely *LOVE* our place and are heartbroken we cannot stay.
Oh NO Wild Rumpus, PLEASE re-read my post. I said "MOST" of them and "SOME" would be swappers. Yes, of course there are genuine people out there who, through no fault of their own, find themselves in difficulties or reduced circumstances. As anyone who owns a house knows, buying a house is to some extent the same as buying a part time job and my own situation is that my wife and I are elderly (very) and I've had two heart attacks and a 4/2 on 1.5 acres with a dock is too much to look after.

I have tried the swapping venue on and off for a couple of years and I could write a book about some of the stories I've heard and I assure you that many, were they not so sad, would be laughable. A good example are all those "flippers," many of whom were buying on interest only mortgages and got caught in the downturn by hanging on too long because they were waiting for prices to recover. And from my experiences, many of them still are. I hope that next year they are not poorer, sadder and wiser - but somehow I doubt it.

I am truly sorry to learn of your honey's troubles and wish her a speedy recovery.

Norm, we are like you........too old to take care of the 1.6 acre............that's a lotta grass to mow every week! Plus, I try to have a little garden, which I truly enjoy, but takes work, too. I have had so many flaky people "wasting my time, getting my hopes up to move to a warmer climate with postage size lot" THEN......silence! No explanation, no apology, NOTHING! I'm a big boy! I can take rejection! Just, please, have the consideration to let me know that you were just "having a little fun at an old man's expense!" LOL!
David says this is a social network Nikki so I'm sure he won't mind my deviating from the subject of house swapping momentarily. I live in N. E. Florida and have 1.5 acres and in the summer my wife cuts the grass every 3 weeks. Grass grows like wild fire here in the summers. We gave a ride on mower and it takes her 35 - 45 minutes. If you are cutting your grass every week then it's much too often.

Grass cutting info and tips:

Set your cutting blade as high as possible. The reason is that if you cut the grass short then the plant spends most of its energy in trying to replace the cut off blades of grass instead of a balance where it also puts out feeders for nutrients and downers for moisture. You are weakening the plant and further, making it harder for it to survive the winter. Additionally, do not use a grass collector. Allow the grass cuttings to fall on the ground - they will rot away, make humus and return the nutrients to the soil.

Back to house swapping: At least you're getting replies before they lapse into silence. However, you are not alone. If you read the listings on here you will see that many listers do not bother to reply to public enquirers or, seemingly, their private emails. Console yourself with the thought that people who do not possess the common courtesy to conclude an enquiry with a "no thanks" most probably were neither serious nor worth bothering with in the first place.

I fully understand all ya'll s points, we too are getting older health deteriorating want warmer climate have beautiful home dont have to sell but need to downsize and would like to go back south and know the market is not going up wherre it was and will only go so far  Another funny thing is everyone want to go to mtns  or east tn  ( we are in nw corner of w tn no of memphis) with the hills, snow, hunting, med ctrs, colleges, about everything u could need, just want a smaller home and would even consider just s in same state  ( lol) but people think their home is worth in the  three and four hundred thousands, want enough to pay off the loans they made and the house was not worth what they paid to begin with.   honestly i think we will have to just leave this place and/or give it away if we want to move s as  it is not a movable product  - i can t take  care of the fruit trees, cut grass on 2 ac, all that plus other activities - just hope someone is lucky on this network and can sell and pass thge info on to us who want to downsize and  move too.   i guess we can just  keep talking about this and  use this as a soundboard  good luck all   jamie owens

One thing I can say is "not" everybody is in the same boat, I do notice all the activity is on the east coast.This "downsize" stuff is is a joke about 75% of the time--but not allways. I drive my riding mower around when it needs it/when I can anyways.

Post obama prices are tough,but some people refuse to realize what thier nieghbors house sold for...I have took a major hit as to what my property is worth, but it's still worth what it's worth.

Now dont think i'm whining---I still owe 75 (or65) and I can pay it off in a good trade--but that is a bargaining chip in a good swap.

I just wish people would try to say what thier stuff is worth in "this" market.BTW, I keep seeing some acreage in Arizona for 5K an acre when it's worth 500 bucks an acre....Oh well!

You are so right   We know the tru value of our home and  have never asked any more, we have infact asked much less that the appraisals and thank goodness we dont owe the hundreds of thousands like so many, esp in florida, as I watch the real estate values keep obamatized,  lol,  we too can ride that  riding lawn mower, hire someone to do  some of the yard work ( hard to find laborors here), and survive, but we were stupid in our situation to get such a large place when there were only 2 of us ; however, didnt know the hubby was going to convert basement to a super mancave,  well at our  age  we ust have our likes and toys to survive  and enjoy and I dont blame him because he likes every minute of it  at least he doesnt do like the guy in the movie and walk around naked in his naked room  good luck again to all     jamie owens  actually we re in a heat wave  it s   15  degrees warmer now than last night   must be gonna get some snow    lol
