I have several beautiful properties for sale on the Cumberland Plateau in North Central Tennessee. Several of these tracts are on or near Rivers, Lakes, Creeks and National Parks. I'm sorry it took so long to get back to you. I had to confirm the information I found out on your property. It appears that your property is valued at around $40,000 in todays real estate market. I would be willing to do an eqaul exchange with you on one of my choice Clear Fork Acres Tracts. In order to make this exchange work I would need you to come to the closing table with $5000 that would apply to the down payment on the 5 acre tract. I would then need to negotiate with your mortgage company to assume a note on your property for $40,000. I am not sure what the closing costs would be on your property or how reasonable your mortgage company will be. They will be a key player in this deal. Any closing cost incured in this transaction will be shared equally. The closing costs on the Tennessee tract will be $500. I would be happy to put together the contract and help you negotiate with your mortgage company. Let me know if you would like to proceed.

David, this condo is located in the Sandestin Golf and Beach Resort. Ground floor,2/2 1100sf..Excellent location and condition in The Village of Baytowne Wharf. Bought in 2005. Appraised @ $500,000 in '05 market, mortg. $374,800. Us it when I can, but perfer closer location to Franklin, TN. I have self managed since May '08 and the rental has been great due to location and amenities.Would like to trade down for a residential lot in mountain gated community.Take a look, www.VRBO #175167. Your home looks very nice. I have a few questions for you: Do you have any deeded access to the water? How far would you need to go to launch a boat? What are the surrounding home like? Is there any problems with flooding in your area?

We are told there was some flooding here 25 years about ago & flood ins is required do to water proximity.
