Hello...I purchased this 2br/2ba condo for it's unsurpassed view. It may have the most awesome view of the Intracoastal in all of South Florida. Enjoy the boats passing by day and the city lights at night. Located in Eastern Shores, which is a guarded community in North Miami Beach, FL. The unit overlooks Sunny Isles Beach, Florida and the Trump Towers.

The building is not luxury, but is very solid and has some deco influence. Located mintes from everything in Miami, you will never go bored. Have friends over for happy hour and you'll see them drool over the view.

I'm not using the condo currently as my wife hates boating. I'm willing to trade for almost anything sensible, preferably Oregon, Vegas, Atlanta or the Carolinas. Hi JDB...and thanks for the inquiry. I'm looking for $250k worth of equity in trade. I own this unit outright and have $400k invested. The HOA fees are $309/mth and taxes are $3000/yr. This is a non-rental/no pet building. Thanks, Marshall

Its in a good area great schools I think will sell fast
The HOA and taxes dont seem out of line
What all does HOA include? how many units in your building total?
How close are you to south beach?
Can you rent your place weekly ?

Are you selling or trading for 250K total or do you want 400K??

I have a 3 bed/ 3 bath home on 1.1 acres just 10 minutes from Steamboat Springs, CO and 10 minutes from the regional airport. Just 1/4 mile from the Yampa River. 2 car garage. No HOAs.  There are 2 additional buildings on the property currently rented out. Low taxes & insurance. I have over $400K into it but in today's market would guess the value @ $250K-$300K. Approx. rental for home & buildings is $1200/Month.

I have 7 approved resort lots (0.6 - 1+ acre each) above and with views of Vallecito Lake and the surrounding San Juan National Forest Weimunche Wilderness.  They are just outside Durango CO - which was recently named the #1 Micropolitan in the entire US.  My wife and I are interested in obtaining a condo in Miami to use occasionally as our jumping off point for travel when we retire in a couple of years.  I can send a Microsoft Word file with more information if you are interested in discussing an exchange.
