My river parcels range from 2 to 3.55 acres with underground power, phone, pressurized irrigation water (no charge for delivery of irrigation water..there is an annual bill for water rights adjudicated). There are CC&R's (no HOA dues) - basically no mobile/modular homes are allowed. Horses and other livestock are allowed. There are million dollar homes on either side of the two river front parcels and all parcels have a pleasant view of the Owyhee mountain range.
I've priced the two remaining river front parcels at $199,900 each and $149,900 (for a 2.2 acre) and $164,900 (for a 3.55 acre) on the 2 remaining river view parcels. I will discount any land parcel 20% for a cash sale. This discounted sales price is available until April 1st, 2009 at which time the prices quoted will be reinstated or raised.

I have a 3.55 acre river access and view parcel (It was planted to pasture last fall and an above ground sprinkler system installed). Asking $139,900 I also have a 2.02 acre river front parcel.
