House Swapping Version 2.0

I have a home in Pine Colorado about to be listed for $399K. I am looking for a similar priced SFH (or maybe 2 rentals) for an even trade. Anyone out there interested in talking? I will send details and pics on request, or call me @ 303-883-4995 to discuss.

I would refer you to www.pinecam.com which is a local resource for the mountain community. Zoka's restaurant is 1.1 miles from the house (www.zokas.com), and has a couple of good links on their website. The Bucksnort Saloon (one of the oldest saloons in Colorado) is 2.5/3 miles from the property. Hike, mountain bike or fish on the gold medal South Platte River within walking distance of your home.

I think I covered most things, but let me know if you want anything else. This is not a financial stress trade, and I can make the move as fast or as slow as needed. But I am trying to make this happen over the summer, and I am real. If you are in a sensible area, and not looking for the moon sun and stars (everyones values are real) then I can't see why something like this can't happen. My preference is for the St. Pete area, but am willing and able to look at most places within a couple of hours of there. More pics and info available on request.

The house in Portland was built in 1924, and is approx. 2400 square with a full partially finished basement. It is 6 minutes walk from the light rail, 10 minutes from Whole Foods, Saturday farmers market, restaurant, brewpubs and restaurants (in the Hollywood District). We are 2 blocks from a park (with dog park area). It was a 4 bedroom, but I converted the whole upstairs into a mater suite area with walk in closet, seating area with wood burning stove and bathroom. It is currently leased @ $1750/month until July, and my tenants want to renew for another 6 months. I could easily be rented for $2K per month. It is a standard city lot (5000 square feet). Todays value is around $470K (I am told by a realtor who lives a few blocks away), and I only owe around $85K. It has wooden floors throughout (some original), lots of built-ins and a private leafy fenced back yard. It has a free standing one car wooden garage. This is a great quiet, family and safe neighborhood a few minutes from the freeway, and 10 minutes to the heart of downtown by car. There are lots of period touches in this updated craftsman Portland bungalow. Again, I am not greedy, and know what I would walk with after realtor fees etc. I again would favor the St. Pete/Tampa area, but who knows what my wife may fall for in that part of the world. Feel free to contact me with any questions at 303 883 4995 or at onion.print@mac.com. This property is in great shape, and is perfect for a family or couple. I installed 2 new wood burning stoves and a gas fireplace in the basement. This is not a distress sale, and I can move as fast or as slow as needed.
