House Swapping Version 2.0

My Crawford Colorado ranch for your Oregon or Washington coastal property

I have a 31 acre hobby ranch with good irrigation water, three bedroom two and a half bath ranch style home (could be as many as five bedroom) attached two car and detatched five car garages. Live stream right behind home runs the length of the property, and features a small waterfall right behind home. Want modest home near ocean by Astoria, Lincoln City, Newport or Bandon in Oregon, or between Port Angeles and Port Townsend in Washington.
The home is a single story, with a finished walk out basement. The main floor has a huge great room that contains a large kitchen, custom hickory cabinets, (all cabinetry in the home matches including bathrooms and utility room) formica countertops that match the tile flooring, L-shaped breakfast bar, formal dining area, and living room. The king-sized bedroom adjacent to the great room, has his and hers walk-in closets, an oak covered window seat, aspen tongue and groove cathedral ceiling. The master bath has a jetted jacuzi tub and a walk in shower. All the window sills in the home are cultured marble, which match all bath one piece counter tops and sink combinations. Off the great room is a guest half bath. Also on the main floor is the utility room. Downstairs features two good size bedrooms, separate family room, full bath and two rooms previously used as an office and a separate photographic dark room.
The home is 2 X 6 construction for ample insulation, the basement was made from "ice block" concrete surrounded by insulating foam. Windows are dual pane vinyl that matches the vinyl siding. All facia is metal wrapped that matches the metal roof. The three-sided deck flooring is trex, which makes the home as maintenance free as possible. Berber wall to wall carpeting throughout the home except the kitchen, hallways and downstairs bath are all matching tile. There is an attached oversize two car garage, a separate heated three car garage and shop area, and also a metal garage with two 10 foot doors to house all your equipment.
Crawford is on the Western Slope of Colorado, 75 miles southeast of Grand Junction. Country living at its best, with the West Elk Mountains five miles away, with outstanding hunting. Fishing nearby at the Crawford State Park, or at one of the largest man-made lakes Blue Mesa forty five miles to the southeast, an hour or so away. The Black Canyon of the Gunnison River National Park is a short distance away. Powderhorn ski area is close by, as is Aspen and Telluride for ski enthusiasts.
We have this property listed for $735,000, as is free and clear. Email interest for additional photo's.

I will relist it on the new site, it took me a long time to do the listing on the old site, I just have to get a few hours to do it. The listing price is 735K, and we are looking to downsize to a one level home. Ask for some pics if interested, and I will have my wife send you some....she is the computer person in our family, also a photographer.
Thanks for the tip, I will look at it. Thanks for your consideration, and best of luck with your search.

I know you're looking west coast - but if you ever decide to go east coast....
f you still have your property in SC, would you be interested in a trade for our income-producing property in prestigious Cocoa Village. We're in the historic district - city pouring in $70M (see http://www.cocoawaterfront.com). We're 5 min to Cocoa Beach, Port Canaveral and Kennedy Space Center on the mile-wide Indian River. 40 min to Disney/Universal/Epcot/SeaWorld/MGM. Great location - building brings in $7000-$9000 month. 4 units - all leased (anchor tenant Wells Fargo Home Mortgage). Property only going up in value due to location and money pouring into this area. (1 block away: new $13M City Hall and $6M Riverfront Park). Cocoa Village shown on CNN at July 4 - go to www.cocoafl.org and scroll down to watch videos. Can send lots of photos and info. Thanks Jan jmoody1563@cfl.rr.com
