Colorado Mountain Home for SE Mini-Ranch/Farm with acreage.


We have decided to move back to the SE and offer our Colorado Mountain Home for sale or hopefully a down swap in value for a small farm, ranch, or home on acreage of at least 5 acres or more in GA, SC, NC, North FL, or maybe even South TN. Our current real estate market is not affected as much as others and places our value at $365KK but would like to downtrade in value with someone looking to uptrade. 7/5/09: We have listed with a realtor at $359K, below market value.

ADDED 7/5/09: We have just completed some updates. Top of the line Hardwood Laminate floors have been added in the Kitchne, Dining area, and front entrance and hall. A Marble Tile countertop has been added in the kitchen. Some painting has be updated. Front entrance door redone with Elk Etching on window. New cabinet and drawer pulls. Some exterior painting updates as needed.

Ours is 3BR/2Bath with a bonus room which we currently use for our home based business but would make a great family/media or 4th BR. We are on 2.12 acres in what is considered the most desired housing development in the area which just happens to be a Game Preserve with it's own resident herd of ELK as well as Mule Deer, Antelope and much more. We've actually had them on our porch. We enjoy tremendous views of the most 14,000ft peaks in the Rockies as well as long valley views and city lilghts at night. The house faces south allowing for passive solar heat from it's 26'X26' wall of glass. 26' Vaulted celings. The huge loft holds the Master Suite with it's own bath and huge walk in closet as well as French Door access to it's own balcony.

Chaffee County and the Arkansas River Valley is truly the best kepted secret in Colorado allowing for every and any outdoor activity that you can imagine. Considered a 'Banana Belt', we do not put up with the intense winters in either temperature or snow fall. But you'll have easy acces to over 7 major ski resorts within less than an hour drive without the crowds and price of living in one of them. Both Devner and Colorado Springs are only 1 hr to 1.5hrs away.

We've been looking to trade our NC mountain house with 2.11 acres for a western home. There is a good possibility that our 325 acre Christmas tree farm will be partitioned among the 5 owners within the next couple of years which would mean I could sell you additional acreage then.

To be honest, we're not in a position to take a condo. We have two very active dogs and they need property and freedom to run. But thank you very much for your interest. Maybe we can find a 3-way with sombody who would want your condo.

I don't see how this would work. We are looking to down trade to less than $200K and for a home with acreage, not a town home. Good luck on your search for a swap and if you'd be interested in buying our home, we'd sure be open to further conversation.
I don't know if you would be interested in Dallas/Ft. Worth area or not, but my home(3) are on 10 acres with lakefrontage on Lake Granbury which is 20 minutes from Ft. Worth.

Very unique property and “homes.” 10.5 WATERFRONT ACRES WITH 3 HOMES! This would be a fantastic investment property or lake house. Lots of room to roam with 3 separate homes that could be used for rental property or guest quarters and includes 10.5 acres with water frontage. Wonderful views of Lake Granbury!

Main house is 2,500sf, two story, one bedroom – yes that is right- one bedroom that is the entire 2nd floor. This 1,200sf bedroom has a sitting area, fireplace, small kitchen area, bathroom and a wonderful view of Lake Granbury from the balcony running the entire length of the house. You would never have to go downstairs if you did not want to.

But don’t worry about having friends and family visiting you. There is a second mobile home about 100 feet away that has two bedrooms, living room, bath, full kitchen, and also a view of the lake from its covered porch.

A 3rd guest area with a full bath is also about 100 feet away. I have used this not as a guest home but as a large office and man’s room.

Plus all of this sits on 10.5 acres that is ag. exempt. The taxes are less that 1,000 per year.

Thank you for your interest and per my wife, the phone call. However, even though you have a beautiful home, one that we would love to own, and what seems to be a fair offer, we are looking to lower our home values. Plus, we only have a single car garage and from what I see on your home information that will not work for you. If things were a bit different and the economy better, we'd be all over this.
