California Home & Income Property for a Florida Home
Willing to exchange two California properties for a home in Florida. I prefer Tampa Bay to Orlando area, but will consider all areas. The first property is a 3 bedroom, 2 bath home located in Lancaster, California. It is on almost one half acre. It has a large storage building that could be a wonderful workshop. It has a detached garage and a long concrete driveway. It is valued at approximately $250,000. The mortgage balance is approximately $52,000. The second property is a small, old 2 bedroom, 1 bath home on a one half acre commercial lot in Palmdale, California. It is rented out at $800 per month. The tenant takes care of all repairs. The home is located one to two blocks from Palmdale Boulevard. The home is free and clear. Its value is approximately $200,000. I am open to all offers. I might consider a home in Prescott, Arizona or some other area where the weather is tolerable. Palmdale and Lancaster are in North Los Angeles County.

Your house looks very nice. I am offering two properties, neither of which is near as nice as your home in Tampa. Also, the values of properties in my area have plummeted way down. But I still have close to $170,000 equity between the two of them. The half acre Palmdale commercial property is free and clear. It is worth about $120,000 at the present time. I have an appraisal from a professional, licensed appraiser that said it was worth $202,000 in October 2007. A couple of years before that, Zillow.com said it was worth $360,000. I imagine property values will rebound some time in the future. The Lancaster house is also on approximately one half acre. The house is approximately 1700 square feet. The house has a long cement driveway in excellent condition and a very large storage building behind the detached garage. I do not know how much equity you have in your home. I do not know if you know anything about the Palmdale-Lancaster area. It is in North Los Angeles County. It is probably most famous for its military aviation contractors. All of the top fighting jets and planes for the United States are designed, manufactured and tested here. The Stealth jets fly over regularly. I am taking a trip to Florida between May 6 and May 10. I could possibly come to see your home and bring some pictures of my properties to show to you. So let me know what your thoughts might be.
