5Bd-3.5bt, 2952sqft; Permanent Swap your Southern Nevada home for my Utah home



I have to relocate for a new job ASAP, so if you have a property that is equal or LESS than $310K (my home appraised on 01/28/09 for $310K), than I am interested in talking to you. This is a you buy mine, I buy yours swap. Before any terms can be agreed on, you must provide an appraisal of your home to confirm the value.

My home is 2952sqft, 5 bedrooms, 3.5 bathrooms, .22 acre corner lot, fully landscaped, cedar fence with 6x6 post, Brand new 300+ sqft TREK deck with great views of the mountains and valley's.

Your home in Southern Nevada (I will consider Southern Utah as well) should have at least 3 bedrooms & 2 bathrooms. I prefer a home at least 1500sqft, but will entertain other ideas. I am looking to close before April 1st 2009 if at all possible.

Las Vegas, NV 4/2/2; f/c + pool. 1753 sq ft. On this site in NV. NO appraisal will be furnished. A workout. Yours MUST be free & clear of all debt, etc., subject to inspections, etc.

If you will not furnish an appraisal as per my request in my ad! Mine IS NOT free and clear, so this will NOT work!
I have been seeking to trade my properties in Northern Los Angeles County, California for property in Florida. However, I would entertain a trade for your house in Draper, Utah. I have appraisals for both properties but the date of the appraisals is October of 2007 when the market was considerably higher. The total value of those appraisals was $488,000. Unfortunately, the market is so depressed in Palmdale and Lancaster where the two homes are located that it is virtually impossible to find any reliable comparables for a valid current appraisal. Therefore, I would be willing to consider the value of your home equal to the combined value of my two homes. I would be willing to close as soon as you would want. I see you want to relocate by April of this year. Only one home has a loan on it. The one loan has an approximate balance of $52,000. That would give you an idea of what kind of a loan you might have to obtain to effectuate the trade. The home in Palmdale is on a commercial half acre and is rented out at $800.00 per month. The home in Lancaster is much nicer. If you plan to be in Southern California soon, you could take a look at the two homes. If you go to the Florida listings on the DomuSwap site, you should easily be able to locate my posting for the two homes.
