Have you thought about a Penthouse condo in the Buckhead area of Atlanta? 2500+ sq ft, loaded with everything, marble, granite in baths and kitchen, oh BTW...it's a 3/3, bamboo floors throughout, S/S appliances, custom everything including flat screens(2), massive master br and bath....wraparound balconies, secure elevators to penthouse, private parking, pool, spa, workout rooms.....etc.

I saw this property listed for permanent swapping, and would like to ask a couple of questions about it … before I propose any swap :

1) How much homeowner’s association fees monthly?
2) How much yearly property tax?
3) Do you own the property free and clear? No liens ?

Tannya: Thank you for your inquiry. (1) The homeowner's assoc. fees are $620.00 per quarter. This covers cable TV, landscaping maint., pool maint., dock maint., elect. & water for dock, pool and common grounds, Dock reserve and homeowner's reserve. (2) Annual property taxes are approx. $4,800.00. This includes garbage and trash pickups. (3) House is free and clear.

We have a 5 bed/ 4.5 bath home in Franklin, NC that was appraised at 1.1mil 3 years ago but we have reduced to $850.000 due to market conditions. The home is owned free and clear. We bought it 5 years ago for $730,000 and did extensive remodeling ($200,000 have receipts) I know you said SE Georgia but thought I would run our home by you to see if you might be interested. Our yearly taxes are approx. $3,500 per year (city and county) and insurance is approx. $1,000. (State Farm won't let us insure it for any less than 1.15 mil due to replacement cost policy). We are approx. 1 hr from Asheville and 2 hrs from Atlanta. We emailed Cathy direct with our reply. She has a wonderful piece of property but North Carolina does not work for us. We have also reduced our price to $800K and are including the 37' Sportfisherman boat at no charge to make a deal. House spec. should read 3,235 sq.ft. which includes a 735 sq.ft. Lanai.
