4 acres of land in Richmond on 173 near route 12 land contract or swap

We have 4 acres of land with two driveways into property. If you mapquest the address 5911 route 173 in Richmond, our land is to the west of that address. We don't own the house though, we live in Spring Grove. My husband is on work comp right now and off work, so we need to sell. We might consider a land contract, but we're not sure how those work. Great state road frontage and near the town of Richmond, but actually in Mchenry County. We might also consider a swap for something if it were something we could rent out or I don't know, just a thought. This isn't with a realtor yet, we plan on going with our realtor after we find out if we can sell on our own or not. Might consider trade for Wisconsin land that can be hunted. Thanks.
