Maybe I missed it, but I didn't see an asking price. Please provide for whole, and for each tract.

I have serious equity in two commercial properties, each of which could be converted to residential estates. My MS Gulf Coast area B&B (the Coast's first in '86) has about $250K and my Galesburg, IL, 16,400 sq ft, three-story, brick, former orphanage, in need of rehab, has about $300K. The former is on four acres, with over forty live oaks and magnolias (two are over 250 years old and listed with the Live Oak Society), and it's furnished in unencumbered antiques and reproductions. There's a $479K mtg., that I'd wrap (non-qualifying) at 3% for a year and 4% for about three more years. After one had taken advantage of most of the wrap, one could probably do a short sale/refi and save $100K to $200K, since the mtg. co. knows of my life-saving aorta and iliac replacement surgery. The latter property is virtually paid off, lacking just five $900+ payments. About 95% of the wiring has been redone in conduit, the panels replaced and enlarged, and the boiler checked out fine. It's in an excellent location, adjacent to the town square, and close to city hall, the library, the main fire station, the county courthouse, and Knox College. Both the Coast and Galesburg have a lot going for them, recently and announced, which I'll be glad to list, if there's any interest.
